The genesis for OFFCO, LLC was in the mid 1980’s with four people from two companies merging at a point which was Kinko’s Copies. Those individuals were Paul Orfalea, the founder of Kinko’s and his Executive Assistant, CiCie Blenker (now Frederickson) and Dan Frederickson and Natalie Fleet (now Orfalea ) from Xerox Corporation.

To make a long story short, Natalie, an Executive at Xerox and a friend and colleague of Dan’s met Paul and sparks flew! They married and started to settle down. Paul was in need of a President of Kinko’s Service Corporation and Natalie suggested Dan. Dan joined as President and met CiCie through Paul and sparks flew! They got together and married.

The Kinko’s partnership of these four people had excellent business success that culminated in the sale of Kinko’s in 1997. A few years later they joined to invest in commercial real estate ventures, with the first project being the Allessandro Center in Ventura, California. This was the beginning of OFFCO, LLC.

Dan Frederickson is the managing partner of OFFCO and it’s related companies. The company has continued to purchase properties that meet the investment criteria of the partners. Dan and CiCie work and live in Ventura and Paul and Natalie live close by in Santa Barbara.

The historical Kinko’s connection continued with the addition of Neil Stewart, former CFO of K-Graphics/Kinko’s and Vice President of Finance for Kinko’s Inc. Neil currently oversees the Missouri investments. The Missouri team has also added Steve Schultz, PE, a civil engineer and real estate development specialist. Steve manages the ”new” construction and property management functions of these investments. Annie Baker joined our organization as Sales Manager and brings extensive real estate and business management experience to our Missouri operations.

The OFFCO team has had a partnership relationship in excess of 20 years and its’ principals and senior management group has extensive commercial real estate experience in all 50 states and 9 foreign countries.
